Innovation Overcomes Obstacles

McKenney’s completely replaced 16 floors of mechanical systems within an occupied commercial office building in Atlanta.

THE CHALLENGE

The McKenney’s team needed to upgrade the mechanical systems they had originally installed 25 years ago. The work had to be performed in phases—vacating occupied floors and relocating employees to newly renovated floors. Design challenges and a complex schedule resulted in as many as 10 floors being under construction simultaneously with varying completion dates.

THE SOLUTION

To minimize installation time, the team created detailed shop and fabrication drawings to get preassembled pieces to the field. A comprehensive schedule and delivery log reduced on­site clutter and allowed just­in time arrival of materials and equipment. In addition, several key foremen managed large teams to ensure timely completion while certifying installation quality and integrity.

THE RESULTS

The building owner’s goals to minimize disruptions during construction, occupy newly renovated floors as soon as installations were complete, and adhere to an aggressive schedule were all successfully met.
